Safety issues have become more important during a surveyor’s inspection of a property; even when dealing with gates.
In 2010, following the death of two children and other injuries to people, new legislation was introduced applicable to gates with automatic, usually electric, opening systems. The law specifies safety requirements to help prevent accidental crushing of people, in particular old people and children. As a result, the current recommendation is automatic gates should be inspected and serviced every 6 months.
Such an assessment should be carried out by an ‘appropriate qualified person’ (AQP). Such a person will usually be a member of the ‘Automatic Entrance Systems Installers Federation’ (AESIF). Installation of automatic gate systems after 2010 should only be carried out by a member of AESIF. The installer should issue a ‘Declaration of Conformity’ certificate on completion to confirm the installation meets the Machinery Directive that came into force on 1st January 2010.
Our surveyors will carefully check all such gates and other systems, e.g. automatic garage door systems and flag up in the report where there is no evidence the system has been recently tested and serviced – call 01553 692225 and talk to David or Larry.
